Terms of Service

This site is a marketplace platform that connects users. Stay Greedless is not a party to any rental agreement or transaction between users of this platform. Users are solely responsible for their own actions and agreements. Stay Greedless is not an agent and does not own any property listed. Hosts must follow all relevant laws. Messaging tools are provided for communication, and Stay Greedless may be required to cooperate with authorities when necessary. We take steps to protect our users against illegal activity.

2. User Conduct

Respectful behavior is mandatory. Disrespect to users or staff may result in removal from the platform.

3. Your Email

By submitting your email, you consent to receiving promotional content from Stay Greedless and its affiliates.

4. Payments

Always use platform-based payments to avoid scams. Off-platform transactions are not protected.

5. Host/Refunds

Final host payments are transferred 3–5 days after the reservation ends. Initial payments may take 2–3 weeks. Refunds process in 3–5 days depending on your bank.

6. Photos/Images

By uploading images, you grant Stay Greedless rights to use them for marketing. Images must represent the actual listed property, be free of people or inappropriate content. Stay Greedless may remove inappropriate images. Verification may take up to 48 hours. Users confirm ownership of submitted images.

7. Profile Picture

Users must upload a clear headshot selfie, which becomes the default profile photo and can be changed later.

8. Insurance

Each booking includes $3,000 property damage coverage and $100,000 liability. Claims require a police report, internal investigation, and verification process within 30 days. A short-term rental insurance policy is recommended.

9. Fees

Guests: 0% service fee.
Hosts: 3% transaction fee.

10. Cancellation Policy

Guest Refunds:
- 100% refund if the host cancels.
- All guest bookings are non-refundable unless “Make my trip refundable” is selected during checkout (adds 3% fee).

10.2 Host/Property Inaccuracies

Guests may request a refund if:
- Host is unresponsive/no-show
- Property doesn't match listing
- Safety or health hazards exist
- Pests are present
- Promised amenities don’t work
- Property isn’t clean

10.3 If a Host Cancels a Confirmed Reservation

- Cancel within 14 days: 5% fee
- Repeat offenders may be banned
- Cancelling during stay (except due to rule violations) results in ban
- Cancellation fees charged to payment method or withheld from future payouts
- Minimum fee: $40
- Cancelled dates may be blocked on calendar

11. Check-in/Check-out

Hosts define check-in/check-out times. Guests must seek approval for changes, which may incur additional fees.

12. Cleaning Fees

No cleaning fees are charged for any reservation.

13. Hosting Posting Fees

Property listings are free for all hosts.

14. Subscription Fee

No subscription fees apply.

15. Commission Fee

No commission fees are charged.

16. Pet Fee

No pet fees are charged.

17. Identity Verification

Email a photo of the front and back of your valid ID and a matching selfie to idverify@StayGreedless.com. Processing takes 3–5 days. Name must match the account.

18. Rewards Program

Each month, users with completed bookings are entered into a drawing for cash prizes ($1K–$10K). Prizes are split between host and guest. Winners must submit a full-body photo. Prize is non-transferable and may be paid by check or bank transfer.

19. College Scholarship Program

Open to users with a completed booking that month. Funds may be transferred to another with a notarized letter. Essay (500–1,000 words, APA format, PDF), school/loan info, and address must be emailed to Scholarship@StayGreedless.com.

Scholarship amounts: $1K, $2K, $5K, $10K.
Max 3 awards/year per user. Photo required. Stay Greedless may use images for marketing.

20. Guest Responsibilities

Guests should treat the host’s home with care. Leave it as found, clean each room, empty trash and fridge, and tidy up before departure.

21. Host Responsibilities

Welcome guests warmly, provide a tour if possible, share essential info, address concerns, and remain available during the stay.

22. Logo/Use of Our Name

You may not use Stay Greedless branding or name without written permission.

23. Prohibitions

Do not copy, alter, display, reverse-engineer, or redistribute any content without permission.

24. Acceptance

By using this site, you accept these terms and agree to follow all laws. All content is protected.

25. Use of License

You receive a limited, revocable, non-exclusive license for personal, non-commercial use only.

26. Disclaimer

Stay Greedless does not own or operate any property listed. Hosts manage their own listings and policies.

27. Liability

We are not liable for any damages arising from use of this site.

28. Revisions

Content may contain errors or change without prior notice.

29. Links

We are not responsible for third-party links or their content.

30. Modifications

We may update these terms at any time without prior notice.

31. Privacy

Please refer to our Privacy Policy for how we collect and use personal data.

Governing Law

These terms are governed by the laws of the United States.
